I have a compelling
story about Axiom Estates that needs to be told.
In recent years there
have been many case of unscrupulous cheating Estate Agents, Realtors, Property
Agents call it what you will, who have been duping clients out of their hard
earn't money, and once deposits are exchanged then attempt to disappear back to
India in the midst chaos hoping that the scandal will disappear.
Unfortunately I am a
victim of such crime, I have been duped cheated and scammed which has been
masterminded by the heads of #Axiom Estates #Rajesh #Goenka and his brother
#Sumant Goenka.
My story
In September 2006 at
the time a UK based representative for Axiom Estates Sunny Patel contacted me
through a property show I had visited. He offered me a pre-launch project for
#Unitech Build Tech project to be built off #Vandalur-Kelam Bakkam Road, #Chennai,
#Tamil #Nadu and informed me that Axiom were acting as the exclusive master
agent for Unitech. He went on to say if we made a down payment on this
pre-Launch we would receive a lower sq footage price to the current market
price. Further to this I was assured by Sunny of making profit on investment
upon public release & was backed up with a contract to accrue interest at
9% on deposits/funds lodge until completion and handover of the project or when
I flip the contract, in return receive a healthy premium of at least 30% return
in investment.
I thought I was
getting sound professional advice on investment so I decided to pay the UK arm of
Axiom Estates 10 Lakh Rupees form my retirement account.
I waited for the
Launch date for well over a year, with no correspondence from either the
developer nor the so called master agent Axiom Estates.
Finally in September
2007 Axiom estates informed me there was no launch date, I was so upset &
disappointed I decided to call it a day and recovery our monies and asked Axiom
Estates for a refund with all interest accrued and due and promised they
would pay back all monies due, lodged with Axiom forthwith.
Months went by and no
sign of money or correspondence.
I instructed them to
withdraw my application from Unitech with immediate effect and to send back a
check for 10 Lakhs with all interest due as we had lost all confidence in the
process and this market.
I called Avijeet Dass
in India #Kolkota the head the so called Customer Relations team asking for the refund who just kept
on feeding me a story by dragging my case to the following month, following
month game.
This went on to 6
months and further 6 months he kept saying they were waiting for the money.

& Mr #Avijeet #Das of Axiom Estates was trying instil confidence in me was now
in a flurry and supposedly relayed messages from #Unitech by offering to
transfer deposits and any interest due to other projects such as the #Residence and
#Sunbreeze in #Gurgoan which frankly was an insult to injury as I was not in a
position to transact any further business with Axiom Estates nor willing to
settle for any other projects in #Gurgoan.
I was so upset and
distraught I asked to speak to the Head of the organisation, I was eventually
put through to Sumant Goenka and explained my situation and told him it was my
life savings. He was apologetic, reassuring and promised me that I would fully
receive all monies due along with all the interest in a couple of months. I
asked him where my money was as this was client money and not company money and
was not authorised to use it.
He replied by saying
"I'm sorry to say your money was absorbed by paying my bills, wages of my
staff and general running my company".. I was infuriated and
replied by saying that I demand that my money returned with immediate effect.
He said he will
arrange it and surly in would be in my account within 2 months.
We later found out
that at the time of booking permissions were not in place. We were never
advised that the project was not to materialise until July 2009.
Also U.K based Axiom
employees were not paid wages for 9 months they too jumped ship and to this day
have not been paid. Subsequently the U.K offices that were based in Baker
Street, London have now been closed.
I then called the
India HQ of Axiom estates and spoke with Mr Avijeet Das who was to be the head
of the after sales department and the key individual in the organisation
that Reports to Mr Sumant Goenka The head of the organisation.
I had spoken with Mr
Das June 2009 about my refund. After numerous phone calls on a daily basis at
least 3 times a day and numerous emails they kept on passing the buck from
pillar to post and blaming Unitech. Stating it was they who is at fault and to
blame.
We wanted to get to
the bottom of this so we concentrated my efforts through Unitech’s management
chain. We were finally escalated to Mr. #JaideepSingh (Senior Vice President) and
explained the situation. He was very forthcoming and helpful and immediately
instructed an enquiry then ultimately the refund. The only problem that
Unitech had was that the payment had to go back through the same channel it
came from. Which was Axiom Estates.
We was not happy with
this policy and made it clear that if this payment goes back to Axiom Estates
it will be highly unlikely that we will receive back our payment given their
track record on customer service and duty of care to their clients and staff.
Clearly the company has liquidity/cash flow difficulties.
Axiom Estates assured
me that payment would be released once it had been cleared into their account.
The cheque has been
issued on the 19th March 2010 and cleared into the account by 1st
April 2010.
What should have been
a simple structured purchase was now turning into a nightmare as Axiom Estates
were holding on to my money and refusing to release it.
This client’s money
was used without my authorisation when cleared into their accounts.
They have been making
101 excuses not to pay my stressed out my life savings. You name it they blamed
it. Using all manner of tactics from who was the beneficiary to at one point
blaming the delay on the RBI (Reserve Bank of India) for not paying our money.
At this point I was so
distraught by this underhand action taken by Axiom Estates we demanded to speak
and deal directly with Mr Sumant Goenka the Head of the company. When he
finally spoke to us He was very apologetic for the delay and said that he would
see to it that the payment would be honoured and processed and paid without
further delay promised so much and delivered broken promises to which he has
confirmed in an email that payment would be paid by the 20th
September 2010. After this date had passed Mr Goenka now simply refuses to take
our calls or accept responsibility for his company actions. Now he does not
respond to my call nor emails, texts or Skype.
He has informed his
staff to forward all calls made by us to Mr Avijeet Das who does not have a
clue what’s going on in the organisation.
We feel cheated lied
upon by this dishonest dirty company who has presence all around the world
including #INDIA, #UK, #USA, #UAE, #DUBAI.
I have decided to take
this matter further by notifying investor’s, agents and developers dealing with
this company.
I will be also contacting
all media publications so this does not happen again.
Now you have herd my story,
I would urge you to distance your self from this organisation as this would not
be prudent and would ultimately detrimental to your legitimate organisation.
Unitech have now taken
action and blocked all payments due to Unitech.
As you can see this is
very serious if Unitech have decided at the senior level to stop dealing with
these crooks.
Please note this is
not an isolated case as this project alone there were 14 other clients that
have not received 1 rupee.
This is amounts
to around 1.5 Crore that I know about.
They have at least 30 other
projects ongoing & pitching for more.

I have worked with Axiom Estates in the past and have recently moved to a new position in a different company. I miss those days in Axiom and my bosses, especially Rajesh Goenka Sir!
I have used the services of Axiom Estates to purchase my dream home. The entire procedure was flawless and I did not face any trouble.
